As it takes money to make money, Howard Hughes came to Las Vegas for a holiday and ended up acquiring enormous amounts of land.
One plot, in particular, a 25,000-acre section near the Red Rock Canyon National Conservation Area went from a far-flung idea to what is now known as the community of Summerlin, Nevada. The area sat dormant for decades after the initial purchase. Then in the 1990s, residential building began to gain momentum. The Hills was the first village built in the now 100,000 person community. After The Hills phase one was completed, a park was constructed, reinforcing the developer's commitment to the residents.
The concept of stages in residential construction was not as prevalent as it is today. The Hughes' approach revolutionized neighborhood blueprints, bringing forethought to the forefront. Planned streets, green spaces, parks, and an overall sense of community were what made this concept unique. And it worked. Today Summerlin is one of the most popular areas to live in Las Vegas.
Residents of Summerlin and other master-planned developments all enjoy a sense of community. Luxury single-family homes line the streets, giving neighbors space, but also a sense of familiarity and belonging. Communal areas, like the parks, allow people the opportunity to interact with those who live close by, but without bumping into them in the elevator.
